Two-story costs more for one reason: ladder time. Ladder safety on a second-story roofline is slow, deliberate work. The price reflects the hours.

What sets the price on your house
The length of your roofline sets the price, not the square footage of the house. A 1,500 square foot single-story ranch and a 1,500 square foot two-story home have different amounts of gutter and different ladder work, so floor area alone cannot produce a number. Measure the run, or we measure it on site.
Three examples with the arithmetic showing. A 150-foot single-story run comes to $150, so it lands at the $200 minimum. A 180-foot two-story run is 180 times $2, or $360. A 220-foot single-story run is $220, and the same 220 feet on a two-story home is $440.
That price already covers the debris removal, the downspout flushing, the gutter inspection, the cleanup, before and after photos, and the first 15 round-trip miles. Heavy buildup and difficult two-story access are quoted as factors on your estimate rather than added on automatically.
Two honest limits. Gutter brightening, which lifts the oxidation striping a normal wash leaves behind, is a discounted add-on when we are already on site, and we do not publish a flat price for it or book it on its own. And the number you calculate from the per-foot rate is an estimate: the final price is confirmed with a free on-site estimate once we have measured the roofline.
Timing
Roseville's trees set your gutter schedule
Diamond Oaks, Historic Old Town, and the streets around Downtown Roseville sit under mature oaks and pines. Leaf drop there is real, gutter debris removal is a twice-a-year ritual, and pine needles keep falling long after the leaves quit.
Fiddyment Ranch and Highland Reserve on the newer west side are a different story. Younger trees, more roof debris and wind-blown litter than canopy. We work everywhere from Historic Old Town to the Roseville Galleria corridor.
Either way, the schedule that works here is twice a year. Once in early summer, once after the fall drop.

Every seasonal gutter cleaning follows the same five steps:
- A walk-around gutter inspection, so we know what is in the rain gutters before anyone climbs.
- Clear the debris by blower, by hand, or with water, whichever moves it fastest.
- Flush every downspout and watch the water come out the bottom, because a trough that looks clear from the ladder can still be blocked at the elbow.
- Clean up everything that came down. The mess is not your responsibility.
- Before and after photos on every job.
Straight answers
Guards, repairs, and what we refer out
Have gutter guards? Light debris gets hand-pulled, flushed, and downspout-checked like any other cleaning. If the trough is packed solid underneath, we decline the job and point you to an installer. The guards have to come off first, and reinstallation is their trade.
We do not sell or install gutter guards. We do not do gutter repair either. When our crew finds a sagging hanger or a leaking corner, we photo-document it and refer you out. Evidence, not an upsell.
Seamless aluminum gutters are common on Roseville homes. Seamless construction removes the mid-run joints, but it does nothing about the downspout elbows, which is where the clogs actually form.
